Why a New Home Inspection is Important

If you are purchasing a home there are a lot of things you need to consider before the mortgage paperwork is ever signed, and one of the most important is the condition of the home. How do you know what shape it is inside, and whether or not there is hidden damage that you won’t notice for a while? The answer is to get a new home inspection, even if the home you are purchasing is brand new and has never been lived in before. The reasons why you need this inspection include:

1. Hidden Damage

When you have a professional inspection, it doesn’t just look at the outside of the home, it also looks at the inside of it. Everything will be inspected, including: the roof, the foundation, the plumbing, the HVAC system, the insulation and so much more. The inspector will write down everything they see as they go, and give you an inspection report once they are finished. By finding the hidden damage ahead of time, you’ll be able to avoid a lot of repairs down the road that can be costly.

2. Safety

Not knowing about dangers in your home, like cracked foundations and deteriorating roofs, could end up decreasing your safety. An inspection will tell you what you need to know about the home you’re considering so that you can make repairs ahead of time to make it safer. You may also end up deciding that the home will be too much work to make safe, and consider a different home instead.

3. Investment

Learning more about your home before you actually buy it will help you determine how much you’re going to spend on repairs or replacements. If you plan on making this home an investment, then knowing how much more you’ll have to spend down the road is an incredibly part of the buying process.
